Central Benzie County
Roofing for Benzonia, Beulah, and the Crystal Lake area
Benzonia sits in the middle of Benzie County, roughly 35 miles southwest of our Traverse City office where US-31 and M-115 cross. The village itself is quiet, but the reach around it is wider than most people expect: the sister village of Beulah sits on the south shore of Crystal Lake a mile or two north, waterfront homes and cottages string along the lake shoreline, older farmhouses spread across Benzonia and Homestead townships, and newer builds cluster along the M-115 corridor toward Thompsonville. Every one of those calls for a slightly different roof.
Benzonia is a little further from open Lake Michigan than Frankfort, so the wind is not quite as punishing, but the weather does not get easy either. Lake-effect bands still push through the county, snow accumulates fast in January and February, and the freeze-thaw cycle on and off the Betsie River corridor takes a toll on shingles, flashing, and sealants that were not spec'd for it. On every Benzonia job we run a full-eave ice-and-water membrane, dial in balanced attic ventilation to shut down ice damming at the source, and pick underlayments and fastening patterns to match what the specific property is actually exposed to.
The village has a real historic streak, Victorian farmhouses on the outskirts, mid-century cottages tucked into Crystal Lake, and older buildings clustered around the crossroads. When an owner wants to keep the character, we install dimensional asphalt in traditional profiles or real cedar shake, and when a home is better suited to it we run standing seam metal instead. We talk through the appearance and long-term performance trade-offs of each before anything gets ordered.
A recent project in Benzonia
A recent Falcon Roofing project on a home in the Benzonia area. Tear-off and rebuild on a house that had lost a couple of seasons to leaks around the valleys, redone with new decking where the old boards had gone soft, upgraded underlayment, and an architectural shingle install rated for the snow load a Benzie County winter brings.

Crystal Lake, historic village, and rural farmhouse work
Crystal Lake is the reason a lot of people come to this end of Benzie County, and homes strung along its south shore, from the Beulah side around toward Grace Road, carry a few details other properties do not. Wind exposure changes with which stretch of shoreline the house sits on. The deep, clear water also throws more reflected UV onto south-facing slopes than most owners expect, so we pick shingle colors and material grades that will hit their rated lifespan instead of chalking out five years early.
Away from the water, Benzonia and Homestead townships are heavy on older farmhouses, pole barns, and detached outbuildings. Booking a single crew and pulling one permit to re-roof the house, the pole barn, and the garage in one visit almost always beats scheduling three separate projects across three summers, and we can phase the work so the busy structures stay usable.
Weather realities on Benzonia rooflines
Lake-Effect Snow Load
Benzie County catches lake-effect bands through most of the winter, and Benzonia rooflines carry that snow load for weeks. We run full-eave ice and water membrane and match fastening to the pitch, so the deck is doing its job instead of your ceiling.
Freeze-Thaw at the Eaves
Long sub-freezing stretches with a warm, under-ventilated attic are exactly what forms an ice dam. Fixing intake and exhaust ventilation stops the melt-and-refreeze cycle at the source, and the eaves stop leaking.
Reflected UV on Crystal Lake
South-facing roofs on the Crystal Lake shoreline get more reflected UV than most inland homes. We pick shingle grades and colors that hold up to that, so the roof lasts to its rated lifespan and does not chalk out early.
Older Deck & Flashing
A lot of the village housing stock is on its second or third roof. When we tear off we expect to find some soft plywood or aged flashing, and we replace what needs it rather than shingling over a problem.

What Benzonia and Northern Michigan homeowners say
"I highly recommend Falcon! I have a number of valleys on my roof and I wanted steel installed in each of them which added a lot of complexity to the job. They did quality work and were still able to complete the project in just a couple of days. It looks absolutely fantastic!"

A local Benzie County roofer, not a storm-chaser
After a big Northern Michigan storm, out-of-state crews roll through Benzonia and Beulah with quick fixes handed out from a hotel parking lot. They knock on doors, sign contracts on the spot, work fast, and disappear the moment the season ends. When something starts leaking two winters later, the number on the back of their business card does not ring anymore.
Falcon Roofing works out of 10609 S Timberlee Ct. right in Traverse City, our office number has not changed, and the crew members our foreman puts on your Benzonia job are the same faces you will see on every Falcon truck around Northern Michigan. Benzonia is a regular part of our week, not a route we are passing through, so a warranty question five winters from now is a normal call for us to pick up.
We pull permits through the Benzie County Building Department at the Government Center in Beulah, schedule the inspections ourselves, and work around seasonal-home timing when the project calls for it. Whether the property is a Crystal Lake cottage that only sees you in July, an in-town Victorian, or a Homestead Township farmhouse with a pole barn out back, that is a normal week for us.

FAQ
Benzonia Roofing FAQs
Do you roof homes on Crystal Lake in Benzonia and Beulah?
Yes. We handle homes and cottages all along the south shore of Crystal Lake, from the Beulah side around toward Grace Road and the west end of the lake. Waterfront roofs pick up more wind and more reflected UV than typical inland homes, so we adjust materials and fastening to match, and we can phase work around seasonal-home timing for owners who are not up here year-round.
Can you work on older Victorian and historic farmhouse rooflines?
Yes. A lot of Benzonia and the surrounding townships have older housing stock with steep pitches, multiple valleys, and dormers. We install dimensional asphalt in traditional profiles, real cedar shake when an owner wants to keep the period look authentic, and standing seam metal where the design suits it. On a tear-off we expect some soft plywood or aged flashing under an old roof, and we replace it rather than shingle over the problem.
How do you handle Benzie County permits and inspections?
Roof replacements in Benzonia and the surrounding townships are permitted through the Benzie County Building Department at the Government Center in Beulah. We pull the permit ourselves and schedule the required inspections as part of the job. We are licensed and insured to work in Michigan and carry liability and workers compensation coverage.
Do you handle pole barns and outbuildings on rural Benzonia properties?
Yes. A lot of properties in Benzonia and Homestead townships have a house, a pole barn, and one or two detached outbuildings, and it almost always makes more sense to book one crew and pull one permit than to schedule three separate projects across three summers. We phase the work so the pole barn or garage stays usable while the house is being redone.
How is roofing near Crystal Lake different from inland Benzonia?
The shoreline picks up more wind and more reflected UV from the deep, clear water, so shingle color choice and material grade matter more on those homes. On lake-facing slopes we upgrade fastening in the wind exposure zones and pick shingle lines that hit their rated lifespan under sustained UV. Inland Benzonia is a little easier on the roof, but freeze-thaw and ice damming are still very much in play.
Do you charge extra to drive to Benzonia from Traverse City?
No. Benzonia is about 35 miles from our Traverse City office, and there is no travel surcharge, you pay the same pricing as a job in town. Same crew, same materials, same warranty. The extra drive time is our cost to absorb, not yours.
